Site Selection: We have a proven track record for locating the most suitable sites tailored to the specific developments, whether greenfield or serviced.
Preliminary Design: We will liaise closely with the client in order to establish their requirements in terms of building space and height, open yard area, office requirements, parking, services and any special requirements. We will then produce a concept design for your approval and development.
Feasibility Studies / Budgeting: Drawing on our experience of contractor rates for building works, and knowledge of the commercial property market, we will advise you on the overall budget determining the feasibility of the project at an early stage.
Planning Permission: We can produce in-house all documents necessary to obtain planning permission and ensure compliance with conditions, landscaping plans, waste management plans, environmental issues, etc.
Fire Safety Certificates: We have in-house capability to obtain Fire Certs for all types of Industrial Buildings.
Detailed Design: Structural design, underground services, site finishes, etc. to approved for construction stage.
Project Supervisor Design Process: Preliminary Health & Safety Plans done in-house. We will advise on general safety aspects concerning the project. This will enable us to provide a detailed handover document at completion to aid in the operation and maintenance of the building.
Tendering & Cost Control: We issue tenders to a number of competent and competitive builders who are experienced in the requirements of this sector, ensuring you get the best value for money. Alternatively we can negotiate prices with your preferred contractor(s) drawing on our knowledge of the market rates.
Construction Management & Supervision: Development of project schedules, site visits and meetings, etc., to ensure smooth and timely delivery of the project.
Certification: In-house certification of finished project to planning permission and building regulations.
Mapping & Conveyancing: All engineering documentation to allow acquisition, leasing or sale of property, including mapping and Certificates of Identity.
For our industrial clients, our experience of projects involving process, mechanical and electrical elements means that we can co-ordinate these projects from their concept to completion. In addition to the services listed above, we can also provide:
- Submissions to the EPA for approvals to add or modify the processes, including assessment of all environmental impacts both adverse and beneficial.
- Submissions to the HSA with regards to modifications to Seveso sites.
- Obtaining approvals from insurance underwriters for design specifications.
